ZIP validation uses the 2025 Census residential ZCTA file. Costs remain planning estimates, not bids.

What this estimate includes

The calculator separates common material, professional labor, disposal, permit allowance and contingency costs. It also accounts for the project conditions selected above. Sales tax, engineering, hidden damage and unusual access may require additional allowances.

How to use your result

  1. Confirm measurements at the project site.
  2. Compare at least two material choices.
  3. Print the report and request three local written quotes.
  4. Ask each contractor to identify exclusions, permit responsibility and cleanup.

Frequently asked questions

What is a roofing square?

A roofing square is 100 square feet of roof surface. Ordering also needs starter, ridge, valley and waste allowances that are not captured by dividing the area by 100 alone.

How does roof pitch affect labor?

Steeper roofs can require additional fall protection, staging and slower material handling. Pitch also increases actual roof surface compared with the building footprint.

Should old shingles be removed?

Tear-off exposes the deck for inspection and avoids adding another roof layer, but local codes and existing conditions determine what is allowed. Include disposal and a unit price for damaged decking.

Need the assumptions? Review our methodology and data limitations.

Roof area is not floor area

Pitch increases actual roof surface, and valleys, dormers and penetrations add cutting and flashing labor. Tear-off layers, deck repair and access affect disposal and crew time.

Worked example

Roofing is commonly ordered in squares of 100 square feet. A measured 2,000-square-foot roof normally needs additional material for starter courses, ridges, valleys and waste.
