Contingency protects a plan from uncertainty; it is not permission to skip investigation.

What contingency covers

Typical uncertainties include concealed water damage, unsuitable subfloor, additional tear-off layers, access complications, price changes and small scope corrections. Known work should be priced directly rather than hidden inside contingency.

Match the allowance to risk

Keep it separate

Do not tell every bidder to spend the entire contingency. Compare quotes on the defined scope, then retain the reserve for approved changes.
